### Backwater Valve Install for the Combo

The backwater valve install for the combo follows our standard interior method, with one extra rule: the valve and the sump must never work against each other. We set a City-approved normally-open valve, usually a Mainline MBV, on the building drain after the last fixture. The weeping tile is cut off from that drain, so groundwater no longer reaches the valve. The sump discharge is routed outside, never into a pipe upstream of the closed flapper. We backflow-test the valve to CSA B64.10 before closing the pit and photograph the test for the subsidy file. The drain permit covers both the valve and the drainage changes, so you only need one City inspection for the plumbing side.

### Sump Basin and Pump Selection

Sump basin and pump selection depends on how much water your foundation drain collects. We install a sealed, perforated basin, set in clear stone so groundwater can enter from the sides and bottom, with a gasketed lid that keeps out odours and debris. The pump is a submersible cast iron unit, such as a Zoeller M53 or a Liberty Pumps model, sized to the Toronto water table on your street and the length of the discharge run. A dual float switch gives a backup trigger if the main float sticks. We avoid plastic pedestal pumps because they wear out fast and run hot. Every basin is set level so the pump sits flat and cycles cleanly.

### Discharge Routing and Weeping Tile Redirect

Discharge routing and weeping tile redirect are what stop groundwater from reaching the sewer in the first place. In many post-war Toronto homes, the foundation weeping tile ties straight into the sanitary drain. During a storm it adds water to an already full sewer, and with a valve installed, it would have nowhere to go. We cut that connection and run the weeping tile into the new sump basin. The pump then lifts the water up through a check valve and out through the wall to a freeze-proof exterior discharge, at least two metres from the foundation. This also helps you meet the City's downspout and foundation drain rules, which are part of qualifying for the $500 sump subsidy.

### ECRA/ESA Electrical and Alarms

ECRA/ESA electrical and alarms are done by licensed trades, not improvised by a plumber with an extension cord. Every sump pump gets a dedicated circuit and a properly grounded outlet near the basin, installed under an ESA permit. We add a high-water alarm that sounds if the water rises above the pump-on level, so you know about a stuck float before the floor gets wet. A sump pump needs power, and a backwater valve doesn't, so power outages are the weak point of any combo. We talk through backup power options at the assessment based on how your street floods. The electrical sign-off is part of the paperwork the City asks to see.

## 5 Signs Your Home Needs Both a Backwater Valve and a Sump Pump

1.  **Water came in from the walls or floor, not just the drain.** A backwater valve stops sewage. It does nothing for groundwater. If you’ve seen damp walls or seepage at the floor joint, you need the sump too.
2.  **Your weeping tile drains into the sewer.** Common in Scarborough, North York and East York homes built before the 1980s. With a valve installed, that water has to go somewhere else.
